What Drives the Polished Concrete Timeline
The single biggest factor is slab condition. A clean, flat slab with no previous coatings or significant cracking moves through the grinding stages quickly. A slab covered in old adhesive, paint, or thick epoxy adds a full day of prep before polishing even begins.
Finish level also matters. A cream polish, which stays near the surface and shows little aggregate, requires fewer grind passes than a full aggregate exposure that cuts deeper into the slab. Each step up in sheen from a matte 400-grit finish to a mirror 3000-grit surface adds time and passes.
Square footage is straightforward. Larger areas take longer, though commercial equipment on open floors can move faster per square foot than residential work around obstacles, cabinetry, and tight corners.
A Day-by-Day Breakdown for a Standard Install
Day one starts with surface prep: removing existing coatings, patching cracks and spalls, and running the first coarse grind passes with 30 or 40 grit tooling. This flattens the surface, opens the concrete pores, and establishes the aggregate exposure level the client chose.
Day two covers the medium grind sequence. Tooling steps up through 80 and 150 grit. At the end of this phase the contractor applies a lithium densifier, which chemically hardens the surface by reacting with calcium silicate in the slab. The densifier needs time to absorb and cure, so most crews let it sit overnight before continuing.
Days three and four complete the polishing sequence. Grits advance from 200 through 400, 800, and up to 1500 or 3000 on mirror finishes. A penetrating guard or hardener sealer goes on the final day and cures before the space is handed back. Light foot traffic is typically safe within 24 hours.
Texas Conditions That Can Shift the Schedule
Texas humidity is the main environmental variable. The Gulf Coast and Houston area regularly see relative humidity above 80 percent in summer. High moisture slows densifier absorption and can cause the surface guard to flash unevenly, which means contractors sometimes add a waiting period between chemical applications that would otherwise overlap.
Slab age and origin also play a role. Older slabs poured before the 1980s often used different aggregate mixes and may require more aggressive initial grinding to reach an even surface. Slabs on grade in coastal Texas can carry residual moisture vapor worth testing before a tight-pore finish is applied. A moisture vapor emission test takes a few hours and is worth scheduling before the crew arrives.
Commercial projects converting from vinyl, carpet, or epoxy flooring should budget an extra half-day to a full day of prep beyond what a bare slab requires. Adhesive residue left behind from carpet tile or sheet vinyl is dense and difficult to remove cleanly, and shortcuts at this stage show through in the finished polish.
How to Keep Your Project on Schedule
Clear the space completely before day one. Furniture, equipment, and stored materials all cost time on the clock. If the contractor has to work around pallets or move office furniture mid-job, the timeline shifts. A fully empty floor is the single easiest thing an owner can do to protect the schedule.
Communicate finish expectations before the crew starts, not during. Changing the aggregate exposure level or sheen target after grinding has begun often means going back to a coarser grit and re-running sequences. That turns a three-day job into a four-day job with no added benefit.
Ask your contractor about concrete moisture testing if your slab sits on grade or in a building that gets humid. Skipping that step to save a few hours on the front end can mean the guard sealer peeling within months, which is a far more expensive fix than a proper test on day zero.
