What is mechanically polished concrete and how is it different from regular concrete?

Mechanically polished concrete is a multi-step grinding and honing process that transforms raw concrete into a smooth, reflective surface using diamond tooling. Unlike plain concrete, polished floors are densified at the molecular level, making them harder, dust-free, and capable of achieving a mirror-like gloss. The result looks high-end and performs exceptionally well in commercial and industrial settings across Texas.

What gloss levels are available for polished concrete floors?

Polished concrete comes in four standard gloss levels: matte (400 grit), satin (800 grit), semi-gloss (1500 grit), and high-gloss (3000 grit and above). Most Houston and San Antonio retailers prefer semi-gloss for a clean look without glare, while warehouses often choose satin to reduce slip risk and hide scuff marks.

How does a concrete densifier work during the polishing process?

A densifier is a lithium, sodium, or potassium silicate solution that penetrates fresh-ground concrete and reacts with calcium hydroxide to form calcium silicate hydrate crystals, filling pores and hardening the slab. This chemical reaction makes the surface significantly harder and more resistant to surface abrasion. Densifiers are applied between grinding passes and are essential for achieving a durable, high-gloss finish.

Can polished concrete floors handle forklift traffic in warehouses?

Yes, polished concrete is one of the best flooring options for forklift traffic. The mechanically compacted surface withstands heavy wheel loads without cracking or delaminating the way coatings can. Warehouses in Dallas-Fort Worth and Houston regularly run high-frequency forklift routes over polished concrete slabs with no surface degradation when the underlying concrete is properly cured and densified.

Is polished concrete slippery when wet?

A high-gloss polished concrete surface can be slippery when wet, but this is easily managed. Contractors apply a penetrating guard or anti-slip additive that maintains the visual sheen while adding texture at the microscopic level. In Texas commercial kitchens and retail stores, a satin (800-grit) finish is often specified over high-gloss specifically to meet slip-resistance requirements without sacrificing appearance.

How does polished concrete improve light reflectivity in a building?

A high-gloss polished concrete floor can reflect 30 to 60 percent more ambient light than a painted or coated floor, reducing the need for supplemental lighting. Large Austin and San Antonio retail spaces have cut lighting costs noticeably after switching to polished concrete because ceiling fixtures bounce off the floor and illuminate the entire space more evenly.

What does dustproofing mean in the context of polished concrete?

Dustproofing means eliminating the fine powder (efflorescence) that untreated concrete constantly sheds. The densification step during polishing fills the concrete pores so particulates can't migrate to the surface. This is critical for food-processing plants, pharmaceutical warehouses, and auto dealerships in Texas where dust contamination affects product quality or cleanliness standards.

How long does a polished concrete floor last compared to epoxy?

Polished concrete is a permanent surface treatment with a lifespan that matches the slab itself, often 20 years or more with basic maintenance. Epoxy coatings typically last 5 to 10 years before needing recoating. For high-traffic Texas commercial environments, polished concrete's longevity often makes it the lower total-cost option over a 15 to 20 year horizon.

What types of retail environments benefit most from polished concrete?

Grocery stores, auto dealerships, big-box retailers, and boutique clothing shops all benefit from polished concrete because the reflective surface enhances merchandise display under existing lighting. High-traffic Texas retail centers in Houston's Galleria area and Austin's Domain district use polished concrete because it handles cart and foot traffic without showing wear the way VCT (vinyl composition tile) does.

How much does polished concrete typically cost per square foot in Texas?

Polished concrete in Texas typically costs between $3 and $12 per square foot depending on gloss level, number of grinding passes, dye or stain integration, and slab condition. Basic cream-polish finishes on a clean slab run on the lower end, while full aggregate-exposure high-gloss finishes with dye cost more. Can polished concrete be done on an existing slab or does it require a new pour?

Polished concrete can absolutely be done on an existing slab. Contractors assess the slab hardness, check for cracks, repairs, and previous coatings, then begin grinding. Older slabs in Dallas and Houston warehouses that have decades of tire marks and coatings are routinely polished after surface prep. The main variable is how many grinding passes are needed, which affects cost.

What is cream polish versus full aggregate exposure in polished concrete?

Cream polish exposes only the very top paste layer of the concrete, preserving a uniform smooth look. Partial aggregate exposure (salt-and-pepper) reveals some stone. Full aggregate exposure removes enough material to show the aggregate clearly, creating a terrazzo-like appearance. Full exposure requires more grinding passes and costs more but produces a dramatic look popular in Texas restaurants and hospitality venues.
